What's New in Cary?

New Businesses and Restaurants Coming to Cary!

One sure sign of an improving local economy is the development of new commercial projects in the area. In general, commercial development projects are planned out years ahead of the curve, so they build based on a forecast of the economy. Unlike the resale housing market which is relatively short term and reactionary.

Major development projects in Cary including retail shopping and new neighborhoods have already been in the works and completed in the past few years. Many even started in the midst of the financial crisis, further proving that developers saw future opportunity here. Here is an interesting article about the Construction Industry in North Carolina right now.

Publix - Anyone who has lived in or traveled to Florida will recognize this grocery store name. Publix will anchor the new Bradford shopping area located at the crossroads of Davis Drive and High House Road. Also planned, in the 16,600 square feet of small shop space and six retail outparcels, will be The Hand & Stone massage and facial spa and T.Mac Sports Grill. Other retailers have not been announced and space is available if you are thinking of opening a small business in this upscale area of town.

I Love This Bar & Grill - Toby Keith's signature restaurant is coming soon to Cary’s Parkside Town Commons. The restaurant will feature guitar-shaped bars, servers dressed like cowgirls, live country music and a Toby Keith-themed gift shops.

Blue Bell Creameries Distribution Center - This project has been in the works for more than a year and is now opening on Nelson Rd in Cary. The Texas based company first came to Charlotte and experienced such demand that they opened this second facility to service Eastern NC.

Olde Loft Antiques - Located in the former Fat Sounds building on Chapel Hill Rd in downtown Cary, the stores offers a unique mix of vintage and antique merchandise. Formerly operating out of a booth at the State Fairgrounds, with a growing clientele a storefront location was needed.

Waverly Place Restaurant & Shops - This upscale outdoor shopping, dining and entertainment venue off Kildare Farm Rd in Cary has become a huge favorite with locals since its opening a couple years ago. Anchored by Whole Foods and now offering several dining establishments, retail and weekly entertainment, the center has drawn in more retailers. CineBistro is slated to open in Fall of 2014 and will offer a unique in-theater dining experience. VOM FASS opened in January and is one of the fastest growing gourmet foods franchises showcasing oils, vinegars and spices from carefully selected artisans producing the best in the world. TOAST CafĂ©, a much need breakfast spot in the neighborhood features specialty breakfast options and a great drink selection. Whisk, a cool kitchen gadget store where you can pretty much anything you need for your culinary adventures.

Open Houses – Pros and Cons

The time-honored idea of an open house as a key sales strategy is losing favor fast. In fact many real estate agents refuse to hold open houses when they sell real estate. They tell the seller that other agents only hold them because it can be a good way to market their business, as opposed to selling the house. Or that most people only use the internet now. Or that you only get nosy neighbors and lookey-loos.

While this can hold true, it shouldn't deter a seller from holding their house open. The reality is it only takes one buyer to sell a home and you never know how they will first see it. Pre-marketing and timing of the open house is what could make it a success or not.

Many buyers who visit open houses do so to compare what is on the market in certain areas and price brackets. If your home is priced well and shows well, it will certainly stand out among other homes they are seeing. Holding an open house immediately after listing the home or having a "coming soon" open house, is a good way to find a buyer that is seriously in the market.

According to the National Association of Realtors (NAR), 20 years ago 41 percent of people trying to sell real estate (specifically houses) relied on estate agents having open houses. By the year 2000 this percentage had dropped to 28 percent. Generally though real estate agents no longer consider open houses to be a necessity.

In the past decade, the value of Internet marketing has outpaced the value of open houses; 20 years ago only two percent of people in the market to purchase used online options. By last year, this percentage had increased remarkably to over 90% percent. This doesn't mean that open houses don't work. In fact, it just makes them much easier to market.

One thing open houses do facilitate is opinion. Even if visitors are “tire kickers” and not even in the market to buy, agents can get a gauge of what they think of the house. This often gives the seller the opportunity to rectify problem areas they may not have previously considered necessary or possibly adjust the price to meet market expectations.

The most common objection to holding open houses relates to security and privacy issues. If you do decide to hold an open house, secure all valuables (preferably remove them from the premises), pack away all family photos, and hide extra keys that are hanging around. After all an agent can't be in every room with every person, so precautions should be taken. Make sure your agent asks people to sign in as an extra precaution.

In addition to this, not all houses are good candidates for open houses. For instance, those in remote locations are unlikely to get enough visitors to warrant an agent sitting there all day. Very rundown or neglected homes are also not good for open houses. In this instance private viewing is recommended, where the estate agent can pay full attention to the potential buyer and do a more focused sales pitch.

Renting Vs Owning Your Own Home

Why rent when you can own a home? Its the age old question. Should I rent or should I buy? What are the pro's and con's of renting vs owning? Let me put a few things into perspective and with that being said, I am here to listen to you and to assist you in the most gentle and understanding way. 

Owning a Home is a responsibility. Lets think a minute - if you own a home you
  • Are responsible for repairs and maintenance to the property
  • the garden needs to be looked after and refreshed each year
  • you have to pay the property taxes, insurance etc
  • a home often needs managing when you are away for a period of time
  • there are great tax benefits to owning a home in North Carolina
  • It can often work out cheaper to own a home than it does to rent one
  • You may sell your home for more than you bought it for and then you have made a profit
  • If you have to move in a hurry, it may be difficult to sell your home in a faster time frame

If you Rent a Home
  • Repairs and general maintenance remain with the owner - you just need to make a phone call to start the process
  • You may have the inconvenience of taking time off work to meet the repair person
  • The garden needs to be maintained and you would pay for that
  • you do not have to pay property taxes, but your rent certainly contributes towards that
  • you would probably need renters insurance, or some form of insurance
  • if you are away, the house probably needs someone to check it for you
  • you have no tax benefit to renting a home
  • Sometimes a mortgage is cheaper than renting - ask a lender about that!
  • You have the freedom to move without the hassle
  • If the home does not fit your needs any longer, you can move easily without worrying about selling the property

So with all this said, when is it a good time to become a home owner?
  • When home prices are low and rentals are high
  • When you know you want to settle in a particular area for a long period of time
  • when the rental payment would exceed a mortgage payment
  • if you have a great job and you intending staying in the area for a long time, real estate generally has a long term stable growth pattern
  • You mortgage payment would be more stable than a rental payment as the general pattern is that rent would go up and up
  • when you want to be part of a community and offer your family or loved ones a stable environment

There is no right or wrong answer about home ownership. I know that many have taken huge financial strain in the 'big meltdown'. Its such a personal decision, but I want you to have some real facts to help you make that decision.
